Information about living North Park Cooperative, a co-op housing community in Elmwood Park, right near Downtown Detroit.

Thank you for your interest in North Park, one of Detroit’s premier cooperatives. Established nearly 50 years ago, North Park today contains 94 townhomes and diverse membership of approximately 200 residents. Just steps from Eastern Market and the Dequindre Cut, North Park is a 7-acre oasis with instant access to the excitement of downtown Detroit.

  

What homes are currently available? 

We'd love to have you as a neighbor! Although we do not keep an up-to-date list of homes for sale on this site, there may be units available. All homes are member-occupied, so rentals and leases are not available.

 

What amenities does North Park offer? 

North Park offers a bounty of amenities. Beyond a strong community of engaged neighbors, North Park boasts beautiful, well-lit courtyards with seasonal flowers and plants, and is just a few minutes from the Dequidre Cut, the RiverWalk, Eastern Market, Mt. Elliot Park, downtown Detroit, and major expressways. Between the pedestrian paths and highways, North Park gives residents access to the best Detroit has to offer.

Each unit also includes one assigned parking space, common area landscaping and snow removal, exterior building maintenance, and major interior maintenance. Heating, water, and garbage removal is also included for each unit. 

 

What are the monthly fees at North Park Cooperative? 

As in all cooperatives, North Park members pay a monthly carrying charge that covers the vast majority of home ownership expenses. A breakdown of that charge and answers to frequently asked questions are below.
Taxes – All property taxes are included
Utilities—Heating (and any other gas use – cooking, dryer, etc), water, garbage removal
Landscaping—Snow removal, lawn care, tree maintenance, pest prevention
Exterior building maintenance—Coop will cover necessary repairs/replacements of windows, siding, roofing, gutters, fencing, parking lot, exterior lighting, etc.
Major interior maintenance – Coop will cover necessary repairs/replacements of the foundation, plumbing, furnace, hot water heater, air conditioner, and electrical system.

 

Are members allowed to alter/renovate their unit?

Yes! Members are free to renovate their unit’s interior as they see fit. Any work requiring a construction permit must first be approved by the board.

 

Where is North Park located? 

North Park Cooperative is located between Lafayette, Antietam, Chene and Hyde Park. The map below shows the approximate location of our community house. All of the units are located on Hyde Park Drive.

 

 

What does the application process involve?

All potential members must submit the provided application. Eligible applicants will be interviewed by the North Park Board for final approval.

 

Can members lease out their units?

North Park does not allow leases at this time. 

 

What if I want to sell my unit?

Just like any other type of real estate, members can sell their units for any time at any price. All potential buyers will need to apply and be approved by the North Park Board to finalize sale.
